Placing a market value on lakefront homes has been inherently difficult due to the intangible variables associated with the lake itself. The new “CalcuLAKEr©” feature on LakefrontLiving.com looks to solve that problem.

For Realtor’s who do not specialize in this particular niche, the market values they provide to sellers can vary by up to 30%. Additionally, there are some popular websites which provide Automated Valuation Models, or “AVMs”, that can normally be a valuable tool for buyers & sellers. The market value is adjusted up or down based on these lakefront qualifications.
The tool was developed around the Massachusetts lakefront market and tested with hundreds of recent lakefront sales. And although the tool will eventually be tailored to a national audience, the creators encourage giving it a try in any market.
