Santa Clara, CA, February 13, 2009 --(PR.com)-- Cornish & Carey Commercial/ONCOR International (C&C), the dominant real estate force in Northern California, today announced that construction on Cupertino Crossing was completed establishing the one of the first office buildings in Cupertino built to LEED-silver specifications ready for occupancy. The 102,360 square foot (sf) two-story building is located at 10900 North Tantau Avenue in Cupertino. Tantau Investments LLC, a joint venture between principals Ralph Borelli of Borelli Investment Company, John Salera of Freestone Properties, Ron Tate of Tate Diversified Development and Larry Wallerstein of Advantage Real Estate Solutions, has chosen Todd Shaffer and Mary Blaser of C&C’s Santa Clara office, together with Patty McGuigan of C&C’s Palo Alto office to market the building for lease.
Cupertino Crossing was built to the U.S. Green Building Council’s Leadership in Energy and Environmental Design (LEED) Silver standards on core and shell. The green design incorporates solar photovoltaic energy system, cool roof, cool walls, and the highest quality expansive glass frontage available today. Tenants will have flexibility to customize construction of both the interior design and amenities. In addition, new tenants will be able to capitalize on the developer’s green platform to achieve a sustainable and healthy environment and reduce energy costs. The architect for Cupertino Crossing is Sylvester R. Ramirez Associates, AIA and the general contractor is Devcon Construction, Inc.
“We are pleased to introduce a new Green office building option in Cupertino,” said Ralph Borelli, Principal of Tantau Investents and Chairman of Borelli Investment Company. “In responding to the need for eco-friendly buildings in the Bay Area, Tantau Investments is both fulfilling our obligation to the environment, and also providing tenants with cost-efficient occupancy solutions.”
Cupertino Crossing can be divided to accommodate a 25,000 sf tenant, or a full-building tenant. The space is ideal for traditional office/R&D tenants and medical device and services tenants. The property also has capacity for an approximately 5/1 parking ratio for medical office use.
Cupertino Crossing is situated in the Vallco Industrial Park near the intersection of North Tantau Avenue and Homestead Road, directly behind the Kaiser Hospital. Neighbors include Agilent, Apple, HP and Kaiser.
“The completion of the new Green Cupertino Crossing is a significant milestone for the Silicon Valley and an ideal address at which to locate your business,” said C&C Senior Vice President Todd Shaffer. “Socially and economically responsible solutions are especially important in the current economy. C&C is honored to offer this premium office product that provides significant benefits to tenants.”
