1. Remove the Winter Remnants. Pressure wash your home, driveway, eaves troughs, front and rear door and deck or patio. Touch up any areas that may need a quick face-lift, unfortunately our winters can often be damaging to our home and gardens.

2. Be sure to fertilize your lawn and garden, and keep it watered. Lush gardens and healthy green grass make for excellent curb appeal and give an instant impression of a well maintained home. If you have a showing, water your grass 30 minutes before hand to have it appearing greener and healthier.

3. Don’t keep your window treatments closed during the day in an attempt to keep the cool air inside your home. Suck it up, open them up and let the light it. It is important that you fill your home with natural sunlight for showings that may happen during the day while you are not at home. Also, be sensitive to the temperature in your home, buyers don’t want to walk into a sauna, nor do they want to freeze. Invite your neighbours into your home and ask their opinion on the temperature and adjust it so it is comfortable.

4. Create more living space by setting tables outside, in and around the garden using natural linen table clothes. If you live in a busy area where the noise of traffic may distract buyers from your tranquil setting, try incorporating a water fountain into your entertaining area. The soothing noise of the water may be more effective in grabbing and keeping the buyers attention than the loud trucks flying by.

5. No Fake Fruit. Summer signifies fresh and buyers will smirk that you have a bowl of fake apples sitting on your counter. This is acceptable in colder months when produce may not be as vibrant in color, but there are no excuses for this in the summer months. Keep your fridge stocked with colourful (and healthy) fresh fruit.

6. There is nothing more refreshing on a hot day than an ice cold glass of lemonade, iced tea or water. For showings and open houses, place a pitcher or two of refreshing drinks in your kitchen with some glassware and invite your buyers to help themselves.
