With commercial development slowing dramatically, Gatlin Development Company continues to expand throughout California with new retail shopping centers anchored by Wal-Mart stores.

At a time when most commercial developers are just scraping by, Gatlin Development Company has built numerous Wal-Mart centers in the counties of Riverside, San Bernardino and San Diego.
“I’ve seen a lot of companies with staffs larger than ours doing less,” explains Gatlin.
Although Gatlin Development’s shopping centers are anchored by Wal-Mart stores, they also include grocery stores and a small amount of space for other retailers.
In some cases, Wal-Mart owns the stores outright. In other cases, the company leases the sites from Gatlin Development.
“In today’s economy, they’re a good tenant to have,” Gatlin says. As part of its tenant strategy, Gatlin Development Company lines up other retailers who fill up the shopping centers ahead of time. “We try to identify who the other users are and come in as close as possible to 100 percent occupied before we even break ground,” explains Gatlin.
Founded in 1976, Gatlin Development Company, formally of Louisiana, built its early reputation on land development projects, building hotels and commercial properties until 1986, when Gatlin’s bid was chosen to build a Wal-Mart shopping center in a New Orleans suburb.
As the popularity of Wal-Mart began to rise, Gatlin Development Company grew right along with Wal-Mart due to Gatlin’s exceptional ability to govern lean budget specifications required by the discount shopping chain. As the market in Louisiana reached its capacity, in late 1989 Gatlin Development Company, having won approval for five new store locations in San Bernardino and Riverside counties, pulled up stakes and moved to Southern California.
Many years later Gatlin Development Company still continues not only to build for Wal-Mart, but they scout out potential sites for the discount shopping chain as well. The arrangement is not uncommon for Wal-Mart and other discount retailers because they rely on developers to identify the best areas for new store locations.
“We’re glad that over the years, the people of San Diego have continued to treat us well. That’s mainly the reason we’ve stayed here so long,” adds Gatlin.
