DP Partners Announces 105,000 SF Build-to-Suit Headquarters for Morgan Distributing at LogistiCourt at Portal Way in Portland, Oregon
Portland, OR, September 30, 2009 --(PR.com)-- DP Partners, a Reno, Nevada-based commercial real estate development firm, has been selected as the developer for a 10.7 acre, 105,000 square foot build-to-suit headquarters property in Portland, Oregon for Morgan Distributing, LLC, an Oregon City, Oregon-based distribution company. DP will immediately break ground on the new facility which is scheduled for completion in the spring of 2010.
“This is a complete design/build project and represents the second phase of development at DP Partners’ LogistiCourt at Portal Way,” said Kirk L. Olsen, Partner- Northwest Region for DP Partners. “It is planned for the adjacent 10.7 acres to the south of our current 265,000 sq. ft. speculative distribution center completed in early 2008.”
Morgan Distributing will relocate its headquarters to the Portland site bringing 90 new jobs to the area. The new building will accommodate Morgan’s central operations as well as the warehousing and distribution of Anheuser-Busch products. “Our company had been searching for a new location for our growing business for over five years. We selected this site because of its advantageous location for our distribution business and because we can get a highly specialized building completed in a relatively short amount of time,” said Don Aughenbaugh, president of Morgan Distributing.
The new 100,000 SF headquarters facility, visible from NE Airport Way, features 18,000 sq. ft. of office including a large reception area, a refrigerated warehouse with a 5,000 sq. ft. 40 degree cooler room, and a 5,000 sq. ft. maintenance building with fueling station, all within a secured perimeter. The facility has been designed to allow for a future 50,000 sq. ft. expansion.
Morgan Distributing, LLC is a family-owned business that was formed in 1959. In 2000, the company purchased the Anheuser-Busch distribution rights for Northeast Portland. Through hard work and efficiency, the company has grown rapidly and is now one of the leading beer wholesalers in the Pacific Northwest. DP’s project architect is Group Mackenzie, a 47-year-old Portland design, engineering and planning firm that is one of the top service-providers in the Pacific Northwest. DP’s general contractor is Portland-based Perlo McCormack Pacific, an experienced construction firm that operates throughout the west. The exclusive leasing agent for LogistiCourt is the CB Richard Ellis team of Andy Kangas, Vice President; and Stuart Skaug, Sales Associate, both in CBRE’s Portland office.
The site is in the Airport Way Urban Renewal Area (URA), a district that was designated by the Portland Development Commission (PDC) to attract private investment and generate new employment opportunities. “This project will employ the skills of about 200 local trades people, fabricators, suppliers, and construction positions,” said Bruce Allen, Senior Development Manager for PDC. “Once completed, Morgan Distributing will bring 90 skilled employees to the site, with plans to add additional jobs in the future. We’re very pleased to have this company investing in our community and expanding the employment base.”
