New Find-A-Buyer Program for Dallas Home Owners Might Just Stop Foreclosure Says Local Real Estate Investment Company
Dallas home owners are having a difficult time selling their homes in the current economic climate. When all conventional means of selling have been exhausted, innovative solutions sometimes are developed. Cogent Property Solutions has developed what they believe to be a solution for some sellers of residential property.
Dallas, TX, October 03, 2009 --(PR.com)-- Cogent Property Solutions a local Dallas, Texas real estate investment company today announced their new Find-A-Buyer program aimed at providing a solution to those homeowners who have not been able to sell their Dallas area homes by conventional means.
It is aimed primarily at those homeowners that are behind no more than one or two payments on their mortgages, but it can work in many other situations as well.
For those homeowners whose mortgage payments have become unmanageable, and/or that have tried unsuccessfully to sell their houses either themselves or with the help of a real estate agent, and just want to get out from underneath the suffocating payments, this could be a solution.
"Not all homes are candidates for the program", says Cogent owner Perry Schoolfield. "It depends a lot on the current financing that is on the house, the condition of the house, the flexibility of the seller, and other factors. But , if the seller's house qualifys, we have developed a program whereby we can locate a buyer for the Dallas area house, hopefully in a very short time. We then take over the responsibility of any remaining payments on the seller's mortgage. This allows them to get out from underneath payments, move on, and start life anew."
There are a number of requirements of the seller to make the program work. One chief requirement is they must trust Cogent to make the payments on their mortgage for a period of time. They also must be ok with walking away from the property "flat", meaning they will not be receiving a check at closing.
On the other hand, they will not be having to come out of pocket at closing. Cogent is picking up all expeneses of the transaction which includes:
Costs of locating a buyer.
All closing costs at the title company
Any delinquent mortgage payments
Any late fees
Any attorney's fees
Delinquent property taxes (in some cases)
Schoolfield says "We kept hearing.. 'please buy my Dallas house' from distressed homeowners, but the expenses they had to bear in many cases killed the transaction. We realized that people that are in a pinch like this just usually do not have extra cash laying around to pay all the expenses to sell a house in the Dallas area."
This is going to allow many folks to just walk away from their property headache and not have to come out of pocket to bring their mortgage current or to pay thousands of dollars in closing costs or repairs. As an added bonus, the program will in most cases keep a foreclosure off the homeowner's credit
report. Schoolfield relates "There is no way we can erase the late pays from the credit report, but those will drop off after a reasonable period of time. They will, however, in all probability escape the stigma of a foreclosure that could remain on their credit report for many years to come."
