Noble Carpenter, Head of Debt Restructuring at Jones Lang LaSalle, Reviewing the Current Distressed Real Estate Landscape at GoldenNetworking.com's Real Estate Leaders Forum 2010

Mr. Carpenter has more than 20 years of real estate experience, including debt placement and note sales, partnership and debt restructuring, joint venture placements, investment sales, office leasing and portfolio management and online auction note sales.
Mr. Carpenter is an International Director based in New York where he runs Jones Lang LaSalle’s US Debt Restructuring and Loan Sale and Auction businesses within the Real Estate Investment Banking group. Mr. Carpenter is a member of the Global Capital Markets Board, US Strategy Council and is a senior client relationship manager. His transaction experience includes:
· State Street – Special servicing a $1.25bn portfolio of whole loans, b-notes and mezzanine loans. Responsibilities include valuation, borrower and lender strategy and communication, asset strategy and disposition.
· Morgan Stanley – Numerous assignments involving the sale of over $75 million of performing and sub-performing loans secured by various types of real estate, including an empty warehouse building in Manhattan, a portfolio of 13 self storage facilities located nationally and a full service hotel.
· TIAA – Sold C$100 million senior loan secured by the iconic Canadian luxury hotel the Chateau Frontenac.
· Confidential Commercial Bank Recapitalization – Providing market due diligence, document review and estimates of recovery value on a multi-billion loan portfolio of commercial real estate on behalf of private equity investors.
· Four Loan Portfolio – Sold $163 million performing loan portfolio secured by office buildings located in Massachusetts, Connecticut, Indiana, Michigan, Ohio, Maryland, Colorado and Arizona.
· JP Morgan Asset Management – Debt advisory client relationship manager. Assignments have included a boutique hotel financing and regional mall construction financing.
· MetLife – Sold a $56 million sub-performing portfolio of 13 loans secured by retail, hotel and office properties located in nine states.
· Kennedy Associates – Arranged a $325 million unsecured revolving credit facility.
· HSH Nordbank – Providing REO asset management on two condominium developments (Orlando and Los Angeles) which are being converted into rental properties, stabilized and then will be offered for sale.
Mr. Carpenter has spent the last 10 years as a leader in the US Capital Markets Group working closely with public and private institutional investors, developers and opportunity funds and as the head of the International Capital Group. Major account relationships include: Dai-ichi Life; Kennedy Associates; Equity Office Properties; TIAA; JP Morgan; HSH Nordbank; LaSalle Investment Management; MetLife; State Street; and WAFRA, among others. Mr. Carpenter started his career with JLL in 1988 as a member of the New York Operations. In 1990, he transferred to LaSalle Investment Management and focused on acquisitions and portfolio management representing Dai-ichi Life in the disposition of its US$4 billion real estate portfolio.
Mr. Carpenter received his MBA from Northwestern University Kellogg School of Management, in 1988. He graduated from Colby College with his BA in 1983. His professional affiliations include: Advisory Board for Urstadt Biddle Properties; Advisory Board for the Association of Foreign Investors in Real Estate; Global Exchange Counsel of Urban Land Institute; and the International Council of Shopping Centers.
