As Economy Improves, Landlords Regain Upper Hand in Office Leasing
Atlanta, GA, April 06, 2011 --(PR.com)-- The commercial real estate office market is firming up, which means tenants may not be able to get the incredible deals they have come to expect during the recession, according to Chris Macke, senior real estate strategist at CoStar, a recent guest on the “Commercial Real Estate Show.”
Macke’s advice for tenants, ““Try and get your deals now if you can. It may be too late.”
Markets where those good deals are still possible include Atlanta and Los Angeles, which were hit particularly hard in recent years, he said.
On the flip side, rental rates on Class A office space in Manhattan increased 5.1 percent just between the third and fourth quarters of 2010. “That is not a market where tenants are going to get a lot of love,” Macke said. Washington is another market where landlords are quickly regaining the upper hand.
The show, which also included a segment focusing on tenant strategies, aired Saturday on Biz 1190 in Atlanta and is available for download.
The next “Commercial Real Estate Show” will air April 9 and include a national distressed market update, as well as a focus on lender/borrower strategies. Guests will include Tom Fink, senior managing director at Trepp; Henry Lorber, managing director of Hays Financial Consulting; and Todd Baldree, Vice President of Regions Bank.
