Final Homesites Released in Oakmont Neighborhood at Mill Creek in Geneva
Geneva, IL, April 13, 2013 --(PR.com)-- Since 1994 Mill Creek, Shodeen Homes’ master-planned golf course community in Geneva, has been open and only 17 homesites remain in Oakmont, one of its most popular neighborhoods consisting of 154 homes.
Buyers can choose from five designs that can be built on any of the remaining 17 lots. Each Oakmont floor plan provides four bedrooms, two-and-a-half or three-and-half baths, and 2,360 to 3,312 square feet with base prices ranging from $369,836 to $441,878. Shoppers aiming for a quicker move-in can select from five different move-in ready homes—three available for delivery within 60 days. All of these homes include four to five bedrooms, two-and-a-half to three-and-three-quarter baths, and 2,798 to 3,322 square feet—priced from $423,900 to $499,900.
Shodeen also recently released 10 new homesites in its more upscale Hillcrest, Inverness and Jordan neighborhoods, on which semi- to fully custom residences can be built by Sjodin Custom Homes from the low $500,000s. Jordan, Hillcrest and Inverness boast homesites that are 20 to 30 percent wider than offered at other neighborhoods as is upgraded fiberboard exteriors.
The Custom Collection of homes offers an opportunity to live in a very upscale portion of Mill Creek and an additional tier of high-end standard amenities: three-car garages, brick exterior, granite countertops, custom cabinetry, stainless steel Energy Star appliances, high-efficiency furnace and water heater, six-panel solid core doors, upgraded trim package, solid oak staircases, architectural roof shingles, ceramic tile baths and choice of ceramic or hardwood flooring in the foyer and kitchen.
These newly released homesites in select neighborhoods represent a ninth inning of sorts for Mill Creek, which has already sold out 92 percent of its 2,456 total homesites since 1994. But, while the number of opportunities to buy may be dwindling, sales are increasing at an amazing pace, said Nathan Amidon, Sales Director with Shodeen Homes.
“In 2012, we more than doubled our 2011 sales, and we’re on pace so far in 2013 to outdo last year’s phenomenal numbers,” Amidon said. “We can thank a few key factors for our impressive sales momentum, including a stronger Chicagoland real estate market and continued low interest rates. But perhaps the biggest reason why Mill Creek remains such an attractive location to buyers is our policy to continually offer a robust offering of new homes at various stages of completion.”
Indeed, Mill Creek has earned a strong reputation over the years for regularly stocking and replenishing a wide variety of inventory homes and offering a diverse option of move-in dates, from immediate delivery to within six months.
“This provides many shoppers with greater scheduling flexibility, especially if they need time to sell an existing home,” said Amidon. “I don’t know of any other area builder that provides such a healthy supply of move-in ready homes throughout the year—many builders consider it too risky to construct a home that may not be purchased for a while. But our early delivery homes almost always get claimed fast, so we keep building more.”
In addition to Oakmont’s trio of move-in ready homes, home hunters can opt for up to eight move-in ready homes (starting at $315,542) in the Tanna neighborhood plus one ($299,803) in the Pinehurst neighborhood in Mill Creek.
Homeowners at Mill Creek appreciate two golf courses providing breathtaking views at Tanna Golf Club and the Mill Creek Golf Course. A Village Center offers convenient on-site retailers, such as a grocery market, dry cleaners and a dentist. A clubhouse and outdoor swimming pool are within the community and Mill Creek school age children attend schools within Geneva Community Unit School District #304, including Mill Creek Elementary and Fabyan Elementary.
Residents also enjoy Mill Creek’s location, which is conveniently accessible to popular destinations—from historic downtown Geneva to Randall Road shopping and the Metra train station just minutes away. The nearby Geneva Commons shopping center also has a variety of shops, stores and restaurants.
What’s more, Mill Creek features 127 acres of preserved wetlands, 195 acres of parks and 17 miles of nature and bike trails. Approximately 900 acres of the master-planned community is open space dedicated to outdoor recreation and ecological preservation.
