LeaseRunner 2nd Annual Rental Report Reflects Rising Rents, Applicant Demand

LeaseRunner, a leading online tenant screening and lease management provider, has released its widely anticipated 2nd Annual Rental Industry Report.

Louisville, CO, May 16, 2013 --(PR.com)-- LeaseRunner, a comprehensive online tenant screening service, recently announced the results of its 2nd Annual Rental Industry Report. Highlighting this year's report are trends linked to the current economic environment and rental property management, as well as changes in charged rent, demand of applicants, further property investment decisions and other issues related to the rental housing market.

LeaseRunner is considered an industry leader in the online tenant screening sector, well known for its digital tenant leasing web application that allows users to manage leasing transactions from any web-connected device. The company’s annual report tracks industry trends from data collected from real estate investors, real estate agents and “accidental landlords” from more than 2,000 cities nationwide and is considered a must-read for professionals in the rental housing market and a valued reference for anyone involved in the industry.

The Lease Runner survey finds that roughly 95 percent of those contacted expect rents to increase over the next year and that 60% of those surveyed believe their rental income will increase over the next 12 months. Roughly 71 percent of respondents said that when their properties are available, three or more applicants are expressing interested in renting them.

"We've learned that most real estate agents and investors are looking to buy long term, since income properties are a significant part of their retirement plan,” said LeaseRunner founder and CEO, Joe Buczkowski. “Conversely, we've learned that many accidental landlords are not looking to hold long term, and they will likely be the first group to sell in the near term."

LeaseRunner's annual survey also offers data and market trends broken down by industry groupings. This means that, while rental housing market data and trends are presented in the aggregate, readers may also delve further into the report to analyze survey responses from each of the specific groups polled.

The current report, for example, notes that, while 78% of real estate agents and 76% of real estate investors say that they are considering buying investment properties in the next two years, only 54% of accidental landlords say that they will also be in the market to purchase investment property.

LeaseRunner’s annual review of conditions of the rental sector incorporates the company’s in-depth knowledge and penetration of the multi-dwelling and rental market. Its digital lease documents and online rent payment processing services are popular features with independent landlords and real estate professionals nationwide. LeaseRunner's tenant screening services can be integrated quickly and easily with online rental applications and rental advertisements.

Buczkowski said the trends highlighted in his company’s second edition of the market report make for particularly critical reading, considering the overall turbulence in the U.S. housing market.

"The survey results show that real estate professionals and investors are actively looking to acquire investment properties, so real estate agents must understand how to analyze and market a property from the investor's point of view," Buczkowski said.
