Arlington, TX, October 13, 2007 --(PR.com)-- Bob Moore Construction has begun demolition of Arlington's Forum 303 / Festival Marketplace Mall in to make way for three new office / warehouse facilities.

The Forum 303 Mall was built in 1970. It was renamed the Festival Marketplace in 1988 and finally shut its doors in 2006. Demolition of the closed mall began in September and will be completed in November, clearing the way for the new Pioneer 360 Business Park; the $55 million of construction for this business park will include 1.3 million square feet of office and warehouse space.

The developer for this project is Brian Flaherty of Flaherty Development. Bob Moore Construction is the General Contractor and Alliance Architects of Richardson, Texas is the architect. The Pioneer 360 Business Park comes on the heels of the successful collaboration between Flaherty Development and Bob Moore Construction on a 651,000 SF distribution center in Flower Mound, Texas.

"We're very happy to get this project underway," said Kyle Whitesell, Senior Project Manager for Bob Moore Construction. "Bringing down the Festival Marketplace mall and replacing it with a well designed, attractive business park will do a lot to improve the value and appearance of this area. The City of Arlington has worked closely with Brian Flaherty and created the incentives and opportunities to make this project possible and economically viable. We believe that when this project is completed it will have a major, positive impact on the city for a long time to come."

The Pioneer 360 Business Park is part of the City's Champion Arlington strategy, which supports development through tax incentives and abatements. The City of Arlington provided $3 million in incentives including a 75% tax abatement on new added value over a 10 year-period. The City will also provide assistance with infrastructure improvements and fee waivers during the construction. In return, along with the tax revenues and increased land values the Pioneer 360 Business Park is expected to bring 350 new jobs to Arlington.

"We are supporting this project with tax abatements and other incentives because it will mean a great deal to the city in the future," said Arlington Mayor Robert Cluck. "The new business park is part of the same strategic plan for Arlington that included the Cowboys Stadium and the Rangers' stadium. We've proved over and over that incentives work. This is another great example of a city giving a little now and getting a lot in return down the road."
