Two top notch women in the real estate industry transition from executive employees to property management moguls. Dawn M. Waye, Managing Partner and Founder of City Gate Property Group, has worked in the real estate realm for over 20 years. Her recent transition from Vice President of Knightvest Management with full responsibility for the Fee Managed division occurred when “Opportunity knocked, and we answered. It was time to make our imprint on our industry and be a positive force in the greatest career choice of all. I saw a need for entrepreneurial women who recognize the need to mentor up the next generation to stand up and be the leaders this industry needs.”
Waye’s experience encompasses skills such as: appraisal, acquisitions, tax credit, multi-use new construction and high-rise product. Waye is a LYCEUM Graduate of 2012 and very active in: AAGD, IREM, and the Apartment Association of Greater Tarrant County (AATC). She is an instructor/trainer for the Apartment Association facilitating classes for the NALP, CAM, and CAPS designation. She earned her CAPS and CPM designation in 2006. Waye obtained her real estate Broker License in 2011. She has been a licensed Real Estate Broker Associate since 2011 focused on Multi-family assets.
Waye’s partner in this shift is Sonia Strickland, Vice President of Operations of City Gate Property Group. Strickland previously held a Vice President position with Stonemark Management, located in Atlanta, Georgia. She was solely responsible for the Fee Management division and managed over $4 billion dollars in assets. She was responsible for acquiring and managing 19 properties, totaling 5,400 units located in Texas, Tennessee, Georgia, Nevada and Florida. “There is a deeper element of trust and mutual respect that we are fostering – we are building our foundation on the best practices that will allow growth and advancement for the next generation. Improvements included: new hardy extensive interior renovations, paint, signage, landscape enhancements, roof repairs, and enhancements to common areas. Interior improvements included: faux wood flooring, black appliances, contrasting paint, resurfacing, and brushed nickel fixtures. Implementation has led to increased resident satisfaction and increased occupancy and effective rent. “We have experienced a 13% increase in total income and a 61% increase in NOI by effectively managing costs.”
