New Tempe Arizona Townhome Project Begins Sales
Catclar Investments is developing its 4 TwentyOne townhomes in the heart of Tempe's Mill Avenue district.
Phoenix, AZ, October 15, 2014 --(PR.com)-- Catclar Investments is developing its newest luxury townhome collection in the downtown Tempe Mill Avenue district. Catclar selected Mike Santistevan of Berkshire Hathaway HomeServices Arizona Properties to manage sales for 4 TwentyOneWest, located at 421 W. 6th Street.
Catclar Investments, helmed by president Irene Catsibris Clary, has extensive experience developing luxury townhome projects, both in the U.S. and Canada. Renowned residential architect Bing Hu of H&S International designed the three and four-story townhomes with appointments and finishes that blend classic and modern designs.
“4 TwentyOneWest is a very lifestyle driven neighborhood,” said Clary. “You can jump on a bike and ride to the lake, go shopping or go to work within a few minutes of home. Tempe certainly sets the groundwork for this lifestyle, and ours is a different type of product that has not been done here yet. Having developed and lived in these types of townhomes in Toronto, I know they are perfect for downtown Tempe. It is intimate, unique and personal. The area is driven by young professionals who are active and more interested in going to the gym, the lake or out with friends than maintaining their yard.”
Just 24 homes are being developed at 4 TwentyOneWest, ranging in size from 1,553 to 2,270 square feet. Lifestyle driven amenities include a quiet interior Zen Garden and generous, private exterior balconies. The project includes Green elements such as Low-E Milgard windows, GreenFiber wall structures that utilize 85 percent recycled products to provide solid noise attenuation between the walls and optional upgrades to solar panels for energy efficiency.
“We created an outdoor living space that gives residents a quiet place to relax and get to know each other,” said Clary. “And when they want to be a part of this exciting area, they can simply walk outside to all the amenities the area has to offer.”
Interior finishes that are being built as standard features are often shown as upgrades in new home communities, but Clary knew they were important to carry out the vision for transitional contemporary luxury at 4 TwentyOneWest.
This is Clary’s third collaboration with Hu. They previously created townhome collections in Carefree and Scottsdale. Their fourth project—a luxury residential community in Scottsdale—is in the planning stages and will be announced at a later date.
Clary has been involved in the design and development of townhome projects since 1990, when she lived and worked in Toronto. “I have been able to fine-tune and tweak the designs over the years and think 4 TwentyOneWest is ideal for those with active lifestyles who still want to live in a luxury home environment.”
The three- and four-story townhomes offer spacious, open layouts with well-appointed two- and three-bedroom en-suite floor plans, and an additional office/den flex space. Each home includes exterior appointments including two private balconies on the main level, as well as an attached, private two-car garage. Inside, the homes include 11-foot ceilings on the main level, hardwood floors, granite countertops, Bosch stainless steel appliances and Kohler plumbing fixtures.
Clary said she chose the area carefully to create an eclectic cultural experience. “When I moved to Scottsdale in 2000, we spent New Year’s Eve in Tempe, and I loved the energy,” she said. “I knew right then that a beautifully designed townhome product combined with proximity to all of the best shops, restaurants, cultural amenities and employment centers would be a perfect match.”
Prices range from approximately $365,000 to $534,000 and include a complimentary 3-hour interior design consultation. During construction, buyers will be able to choose from any number of upgrades, including but not limited to the flooring and cabinetry options. Groundbreaking is scheduled for this fall, and the townhomes should be completed in the summer of 2015.
Mike Santistevan of Berkshire Hathaway HomeServices Arizona Properties will oversee sales. “Mike is an outstanding sales person and has a great team behind him,” Clary said. “We interviewed four or five top brokerages and felt Berkshire Hathaway had the best package of services to market and sell the homes.”
Clary’s company, Catclar Investments, will donate a percentage of sales to help Casa Center for Positive Social Change expand its services. Since 1973, Casa has helped more than a million children, teens and adults through Valley school programs teaching students social and emotional intelligence, and positive relationship and communications skills that significantly reduce bullying and relationship abuse and violence.
