El Paso, TX, November 11, 2015 --(PR.com)-- David Etzold, of Etzold & CO represented the sellers of Canyon Security Storage, located in Canyon, Texas, a small community in the Texas Panhandle south of Amarillo which has seen significant growth in recent years. The project was built by the Seller as a long-term investment in 1999, and has been nearly 100% occupied since 2005. The rural location 2 miles outside of Canyon seems to have been a positive factor in the marketing, as the quiet countryside lent a sense of security to the neighborhood. Larger unit sizes were appealing to the rural tenants, also. The seller was very community oriented, participating in many Canyon events, and advertising in the local small paper. In 2015, Canyon Security Storage received the “Reader’s Choice Award” for the 5th year in a row for Favorite Storage Facility from the readers of the Canyon News. The deal brought a 9% Cap Rate on actual NOI to the Seller.
