The seller, put nearly $20,000 in upgrades to the property. She was selling the property to take place in a tax deferred 1031 exchange.

A 1031 exchange as it's commonly called is an IRS tax code which allows investors to roll over their profits from the home to purchase a different investment property. "This property was both excellent for buyer and seller," says Spade. "The buyers were using their downpayment from their 1031 exchange. It was investor meeting investor."

University Heights is located in the Metro district of San Diego. It's centered on Park Boulevard and Adams Avenue. The area was founded in 1888 and is historically know for its ostrich farm. During the summer residents spend Friday evenings in Trolly Barn Park for the community concert series.
