Bob Moore Construction Completes First Garland Business Center Warehouse Phase II

Bob Moore Construction was the design / build contractor for the First Garland Business Center Warehouse Phase II in Garland, Texas. Completed in March 2008, the new building provides 435,180 SF of new speculative warehouse space and brings the total space for this business complex to 944,000 SF. Bob Moore Construction also built the 509,000SF Phase I of the First Garland Business Center in 2001.

Arlington, TX, April 14, 2008 --(PR.com)-- In 2001 Bob Moore Construction completed Phase I of the First Garland Business Center for First Industrial Realty Trust, which featured 509,000 SF of office and warehouse space in Garland, Texas. Site mass grading and utility installation for Phase II, planned to add 435,000 SF of additional space, was started that same year. At that point, however, the project was put on hold.

In 2007 First Industrial Realty Trust revived Phase II of the project. “Phase II is a sister building to the one Bob Moore Construction had already built for us,” said Ed Kepner, Development Manager for First Industrial Realty Trust. “Phase II was delayed due to 9/11, but in 2007 it made sense for us to return to this project.”

Bob Moore Construction was the design / build contractor and Hardy McCullah / MLM Architects was the architect on this building, which was completed in March 2008.

The new building provides 435,180 SF of speculative warehouse space. Constructed with 242 tiltwall panels, it features 52 overhead doors and smoke exhaust system with fans and louvers. The building’s paint scheme matches that of the Phase I property. As part of Phase II a 12’ retaining wall was built along the west and north property line.

Between 2001 and 2007 the design plans changed for this building. As a result, the utilities and building pad installed in 2001 were designed to serve a building of a different size/configuration than what was ultimately built. Also, between the times of the original utilities installation and the actual building construction, the City of Garland changed several of their engineering utility requirements. This necessitated significant modifications to the pad and the utilities, including relocating some of the building fire service and remote fire department connection, water vaults, fire hydrants, and even manhole lids, to what was previously built.
