Trammell Crow Company Debuts Two 362,200 SF Distribution Centers in Dallas, Texas
Trammell Crow Company retained Bob Moore Construction as the General Contractor, and Alliance Architects and Halff Associates as the designers for the I-30 Distribution Centers 1 & 2 in Dallas Texas. Completed in July, 2008, the project features two 362,200 SF cross-dock distribution centers. Each building features four entries, a 32-foot clear height and 60 dock doors. The primary entrances for each building are finished with an extensive stone façade to provide dramatic visibility.
Arlington, TX, August 03, 2008 --(PR.com)-- When the Trammell Crow Company chose the location for their two new distribution centers in Dallas, they knew they had a great opportunity and a great challenge before them.
The location of the site couldn’t have been better. Overlooking Interstate 30, the property sat between Loop 12 and Interstate 35, two of the main north-to-south roads in Dallas. While the location was superior, the site presented a variety of difficulties. The area was substantially undeveloped; it needed massive amounts of grading and tree removal and had no utilities or access to a public road. Worse, an existing fuel line cut across a portion of the site and would have to be relocated before new buildings and paving could be put in place.
“This was a site our marketing people had been interested in for a long time,” said Robert Brandt, Principal of Development Services for Trammell Crow Company, Dallas/Fort Worth. “We loved the location with its access to I-30,” he said “but the undulating nature of the topography and lack of utilities made it a difficult site to develop. We knew other developers passed on this site, but we rolled up our sleeves and made the deal work.”

Completed in July, 2008, the formerly empty site now features two 362,200 SF cross-dock distribution centers. Each building features four entries, a 32-foot clear height and 60 dock doors. The primary entrances for each building are finished with an extensive stone façade to provide dramatic visibility along and easy access to I-30. A separate dedicated private drive between the two buildings gives each building its own independent truck court. As part of the project, Bob Moore Construction built a water retention pond, extended the existing Adler Road by approximately 700 feet, and connected the road to a new private drive; all told the project required the creation of a quarter-mile of private/public roadway.
“We’re very happy with how the buildings turned out,” said Brandt. “Our first tenants are moving into one of the buildings now, and they’re very pleased with the site. I’m hearing from a lot of people who comment on how good the distribution centers look, particularly as they drive by on I-30.”
“This was a tough site,” said Kyle Whitesell, Senior Project Manager for Bob Moore Construction. “We removed several hundred thousand yards of material to prepare the site, and had to build in the roads and bring in utilities as the project progressed. We also needed to reroute a large amount of offsite storm drainage during construction. Relocating the utility line was a big challenge as well, and required about a year of coordination before the project even started. Fortunately we were working with Robert Brandt and Trammell Crow Company. Robert is one of the most experienced developers in our market. He understands how these projects go and he’s great to work with.”
Robert Brandt was pleased with his involvement with Bob Moore Construction as well. “This was a very good experience, which is what I expected,” he said. “I enjoy working with Kyle Whitesell and Steve Barrons, the site superintendent.
