All Assist-2-Sell franchise offices are licensed, full-service real estate brokerages that take care of everything home sellers expect and need from a real estate company. All brokers and agents are fully licensed and members of the National Association of REALTORS®, as well as their state and local REALTOR® associations.
When a home seller decides to work with Assist-2-Sell, they are given a choice between two marketing programs:
“Direct-to-Buyers”
With the “Direct-to-Buyers” marketing program, customers pay a low, flat fee to sell their home without listing it in the Multiple Listing Service (MLS). While the MLS is a powerful marketing tool, not all home sellers want or need it. Under this program, Assist-2-Sell agents provide full-service, handling everything throughout the entire home selling process. Houses are marketed directly to homebuyers, though, rather than to agents through the MLS.
“MLS for Less”®
Home sellers who want their home marketed though the local MLS can choose Assist-2-Sell’s “MLS for Less”® marketing program. Marketing is expanded to include MLS agents. If the house sells through an MLS agent, home sellers pay an additional MLS co-op selling fee to the MLS agent—typically around three percent.
Assist-2-Sell will still try to sell the home directly to homebuyers, even if the home seller chooses the “MLS for Less”® program. If someone purchases the home directly through the listing Assist-2-Sell office, the home seller pays only the low, flat fee.
NOTE: Programs and fees vary by office, and specific fee structures should be confirmed by local Assist-2-Sell offices.
Assist-2-Sell customers receive full-service, regardless of whether they select the “Direct-to-Buyers” program or the “MLS for Less”® program. And there are no upfront costs; all fees are paid at closing and only if the home sells.
Some of the services offered by Assist-2-Sell:
• Assistance with pricing the home accurately using the same techniques as appraisers.
• A targeted marketing campaign aimed at reaching active homebuyers directly.
• Inclusion on Assist-2-Sell’s national Web site, as well as on the local Assist-2-Sell Web site.
o Online listings may include numerous photos, detailed property and community information, and easy access to a “live” agent.
o Many local offices also post their listings on real estate Web sites like Trulia, Zillow, Google Base and Craigslist.
o Houses that are listed in the MLS are also listed on REALTOR.com®.
• An attractive and eye-catching “for sale” sign for the front of the house.
• A flyer box with an unending supply of flyers.
• Taking all phone calls from prospective homebuyers.
• Showing the home to prospective homebuyers by appointment.
• Arranging for other agents to show the home.
• Pre-qualifying homebuyers.
• Helping the homebuyer obtain financing.
• Negotiating the purchase agreement.
• Writing the sales contract.
• Handling all paperwork.
• Meeting with appraisers.
• Arranging for all inspections.
• Supervising the closing.
